I've been working to syndicate 4mm of equity on a ground up rental in Brooklyn and have been having trouble finding a firm that will show up as an LP investor. We're looking at 20% returns over a 4 year hold (75mm project cost) with the sponsor guaranteeing the principal. Anyone have any idea of who could write a 4-5mm check for something like this??
At that level most people look at friends and family money - the so called "country club capital." If you don't know anyone who fits the bill, it's time to start networking and find one.
Doctors & dentists are a stereotypical option.
