I know a small scale real estate developer ,who renovates commercial buildings and does land entitlement, would sometimes assign a deal to another real estate developer during escrow and get an assignment fee. Are assignment deals typical?

I do it on multifamily with my clients. Doing one right now. 18 fixer units for $2.7mil ($150k unit)...I know the buyer, he's spinning off the escrow with me to another buyer for $3.25mil ($180k unit). Not a bad pop at all for putting a deal in escrow.
I don't know if "typical" is the right word, but it does happen sometimes, especially in hot markets. Usually it has to do with the original buyer finding something negative during due diligence. If they can make an assignment fee flipping the contract to someone else, why not? It helps recover their due diligence cost as opposed to just asking for a large price reduction and dropping the deal.
