Best type of RE Company (REIT, HNI Private Fund, or Institutional Fund)
Hi All,
I work for a small real estate development company (75 total employees; 15 on the investment team). We are currently capitalized by friends&family / high net worth individuals and are raising our 2nd fund targeting a $100 million raise.
On each deal (typically ground-up development) we go through the pretty arduous and expensive process of finding a JV capital partner, negotiating the structure, etc, where we typically invest 5-10% as the project's Sponsor.
We're exploring the Pros/Cons of NEW company structure like forming a REIT or becoming an institutional Fund qualified to raise money from pension funds and charge AUM fees.
Does anyone know much about these other avenues and can lend some advice?
