Loan sizing refers to the loan to value (LTV) ratio where the size is how much loan the lender is able to give the borrower related to the value. What you described is more related to the debt service coverage ratio (DSCR) where you analyze the property's historicals and try to figure out what level of debt payment the property's net cash flow can cover with a margin of safety
