Final Interview - Associate Position - Cold Email Hustle Success (Hopefully)

After hundreds of emails to CRE professionals, countless coffee meetings and phone calls, my lucky break for an entry-level dream job in a major market with one of the big three CRE services firms may have just come through. The team asked me to fly out and meet them this week. For me, this is the big one. This investment sales team looks like a great fit. The only trouble I'm having is gauging what kind of technical tests and assessments they are going to put me through when I meet them in person. Can anyone describe their experience at the associate level working for brokers involved in capital markets/investment sales in a major market? I understand the role, but more specifically what excel technical skills are they going to make sure I know cold before considering officially extending an offer for the position? Thanks for the help.

 

I graduated last summer from a university in Chicago. I interned with local real estate firms and a global construction company. Experience with property management (commercial), asset management, and leasing for a large owner-operator of multifamily. Held a real estate related internship each year essentially. Majored in real estate, non-target school. Currently at a small real estate developer doing retail value-add deals. That's my experience thus far.

I think the poster below has it spot on for someone with your experience. Make sure everything is sensitized (not hard coded), you know how to calculate every return metric on a levered and unlevered basis. I have yet to hear of modeling tests being very extensive outside of large PE funds.

Generally I don’t think investment sales teams go super technical on you. They care more about what you’re like in person and how you’ll fit with the team, so just be yourself. This is important because you sound excited to go to this interview - don’t let your nerves or excitement cover your personality. Remember there are probably dozens of jobs just like this one that you could potentially land.
