London RE Questions

Hi all,

I am reading this page by Colliers International to better understand what real estate in the UK is like and it seems to indicate that leasing commission costs are borne by the tenant and that tenant improvements are forgone in lieu of additional months of free rent. Is this true? Coming from an American investor perspective this is just quite surprising.

I was also curious if anyone has any idea of how leases are generally structured (NNN, FSG, etc)? I ask because I hear that Argus is unnecessary in the UK. This last point is just a rumor that I figured I might ask about as well.
