Multifamily acquisition model?

Hey monkeys, I've been off the board for a few months living in airports and Hampton Inns looking at marginal to shitty deals for securitization but I'm giving up that glamorous life ASAP and gonna start buying stuff myself. I'm looking for a straight forward multifamily acquisition model, no complicated waterfalls, etc. -- I thought at one point we had a thread for trading models or that the WSO mods were going to start a sticky. Dunno if this ever happened? Anyway, PM me if you can help me out. Thanks!
