I used to work with Moss & Co. at my last firm. They were pretty happy with their management style and used them on sub-institutional assets. Say, $20MM assets.

We also use FPI on a handful of our institutional assets in the PNW. I didn't know they do sub-institutional stuff.
We use FPI and Pinnacle for a mix of assets ranging from 50-550 units. We have also used Cirrus for a handful of smaller assets, sub 40 units.
I have used Pinnacle in socal before. They are worth reaching out too.
