Real Estate Job Offer in Atlanta-- Tell me About the Place?
Got offered a summer analyst position in real estate lending in Atlanta. I don't know much about the city, so could people fill me in on what the city's culture is like, and comment on how real estate is doing in the city/the Southeast in general?
Major caveats here are that I grew up in the SE, like it, do business there, have lived in Atlanta, and generally love the area. If you have some sort of negative preconceptions of Atlanta that your're looking to confirm then you'll probably be able to do that. If you are open minded about the city then you'll find that it has a ton of vibrancy culturally, economically, and socially. Up to you on what you want to find.
Real estate there is going gang busters right now (someone that still lives there can likely provided an updated crane count) mainly as a result of terrific job growth. With that, development has followed and cap rates have compressed accordingly (we're having a hard time buying there with the nature of our capital) and bid sheets are getting shallower. I'm bullish on the MSA long term and it is a great place to live and work.

Real estate in Atlanta is going nuts right now and it's a pretty dope city in general. I spent last summer there and loved it. Really the only downside is that while public transit certainly exists, it's kind of shitty and is sketchier than in NYC or DC, IMO. So, there's a lot of traffic to deal with, but that can also be prevented by living near where you work. A lot of the bitching is by the old people who live an hour outside of the city and then are surprised when it takes an hour and a half to drive in during rush hour. My commute was 10 minutes to work, 20 minutes home at worst.
Atlanta has plenty of different nodes and neighborhoods, each with their own character, so you're not going to get bored or have a hard time finding a place where you fit in. It's a major city, "the capital of the South," and there are tons of restaurants, things to do, places to go, etc.
My wife and I went to Atlanta for a few days a couple of years ago. There are some really nice suburbs, I don't think I would be a huge fan of living downtown personally.
It seemed like there was a decent amount of stuff to do and I would suspect Atlanta has a good deal of young professionals. If I had my choice of Atlanta or Nashville I would be in Nashville.
