Thoughts on JPI?

I had a headhunter reach out to me about a position at JPI in their development group for someone with around 7 years of experience. Does anyone here have any experience with them.?

What are they like to work for or with if you’ve invested with them?

What’s their reputation like?

Is it a sweat shop?

Anything else I should know?

 

You should ask them if there is a deal they wouldn't do? They're nothing if not prolific. I had the head of a well known national developer describe them as the "kings of exotic capital sources". Sounds like things have been going well over there once they got past the big ADA lawsuit back in 2012. I've toured some of their product recently (Dallas), and it's your standard merchant built stuff.

That's all anecdotal, and I haven't transacted with them so someone that is local may be able to give you a better rundown.

They underwrite the hightest land residuals I have seen in SD. Super aggressive acquisition strategy. Seems like they must have some cheap equity (or at least I hope). Overall the guys over there are pretty well respected in the SD market. Just can't get my head around some of the deals they are doing from a numbers standpoint.

 

JPI is dong exactly what they did last cycle - as many stick deals as possible. They blew up in 2008, re-branded as "TDI" in 2009, and 5-7 years ago they changed back to JPI. Dont know anyone who works in there now, sorry.
