The Federal Reserve's long term near zero interest rate policy has pushed investors for six years now to seek yield outside of the traditional investment grade fixed income markets. One asset class that has seen a confluence of events move in its favor is real estate. Low rates mean lower financing costs and an improving economy means an expanding market for properties, along with the inflation hedging benefits of real assets and the potential for greater yield over other asset classes real estate has become an area of great interest for institutional and retail investors alike. Has it, though, become too popular a trade now?

Many of the largest funds have years-long queues to put money to work and expected returns have declined in what are thought to be the "safest" markets. But there are still many areas within the real estate market rife with opportunity, if you know where to look.
