I read that his theory was first detailed in a 1970’s memo that explained how his firm was thinking about REIT investments.
Long shot, but anyone ever seen this memo floating around? Would love to get my hands on it.

I’m in the RE space. Frankly just really curious how he used it in a REIT context.
I can infer from my own experiences, but 1970’s REIT era is vintage and nothing like reading it straight from the man.
