Current Housing Trend
I haven't seen a post about the current housing market for a bit. Given that's mostly what got us where we are today I thought it would be a good time to take people's temperature on housing performance the past couple years and where we're heading in that sector. The most recent numbers from Case-Shiller home price index are at its lowest levels since the housing crisis began in mid-2006. What do you guys think? Are we finally bottoming out?

depends on the geographic region, some are still hurting a lot (vegas, florida, etc), others are doing well and accretive (nyc, sf)..can't just assess a country wide marker for such a geographically singular market.
On a similar note, does anyone know how to get at a figure that reflects rental turnover in the US?
By turnover, I mean of the total number of rental apartments/houses, what percentage have new leases signed in a given year (ideally excluding renewals but including new leases and sublets).
