Excel #NUM! error for IRR
Could be a stupid question/issue here, but bare with me.
I'm getting the #NUM! error for an IRR or XIRR formula. The cash flows are as follows:
Cost: (1,228,880) CF1: (189,560) CF2: 1,210,440 CF3: 203,000 CF4: (24,000) CF5: (24,000) CF6: (24,000) CF7: (24,000) CF8: (24,000) CF9: (24,000) CF10: (24,000) CF11: (24,000)
I do have iterative calculations enabled.
Seems like NPV is always negative with those cash flows regardless of discount rate, so there isn't a rate that would set NPV = 0, thus no IRR.
I appreciate the help. If I do an NPV calc and use goal seek for the rate with NPV set at 0, it returns something like -198.5%.
