Is enterprise value the same as value of operating asset?

Hi, It would be nice if someone can clarify my understanding. (1) I would like to check if my understanding of enterprise value is correct, refer to the image above

Next is with regards to consolidated statements (Example company A&B consolidated statements) When we use NI (adjusted to remove gains from ST marketable securities & other non operating asset income) to determine FCFF(unlevered FCF) and discount to WACC we get value of operating asset. Once we get value of operating asset we then add value non-operating asset to get firm value. To get common stock value we then remove the following line items as in the image.

**(Qn1). Our WACC is calculated using Ke and Kd. ** - Simplicity sake we use CAPM in this example and is determining by regressing company A , by finding change in stock price against change Return on market, and applying the beta found as per CAPM model. B(RM-Rf) +Rf = Ke. Then we apply Wd*kd(1-t) + We*Ke = WACC However, if my statements are consolidated statements, it implies
(firstly) that my NI are for both companies A&B, thus deriving the FCFF (unl CF) and discounting it as referred above would be wrong because the discount rate (WACC) is not for both company but rather just company A How do I get an appropriate discount rate in this case
(Qn2) To determine the common stock price, I will calculate the common stock price using the formula in the image "under common stock"
(Secondly) However how do I determine the NCI portion to be deduct in this case. Using the book value of NCI is wrong because it is not the fair value of the NCI. I can determine the fair value of operating asset of company B appropriated to NCI, because the statements provided are consolidated and no information on company B is publicly available. What recommendations do you have to resolve this ?
