Save on taxes, rent is cheap, it’s hot af in the summer but good weather from November-March.
Energy also might not be a bad place to be at right now with all the activity and the transition to cleaner energy. Transition-> Companies restructuring-> companies acquiring others-> Big boy $$$

When I was in Houston 4-5 years ago at this point, Simmons was exclusively OFS. The lack of upstream, midstram exposure was a huge turn off for me personally. That still the case?
