I'm wondering what its really called? If I'm raising capital for individual properties/portfolios and not doing these things for entire companies should I change my title on my resume from investment banking to something else or is it still called investment banking?

What was the title of the job when you applied to it? Otherwise, I think it's fine to put Real Estate Investment Banking Analyst (or whatever) as your title - it's your job description that matters, and the relevant people should realize the type of work you are doing at JLL or Cushman vs. some BB bank.
Also, I think you meant "Real Estate Investment Banking" in your thread title.
