What is the process for spreading comps?

Hi, I was wondering, can someone provide a detailed approach to spreading comps?

Do you use CapIQ as a guide? or just do it yourself from scratch?

How often is CapIQ number wrong? When I do it myself and then compare it to CapIQ, they sometimes calculate the figure much differently with a bunch of weird stuff in there.

I know your supposed to take out the one time/recurring costs/charges. How thorough are you? What other sources do you use to identify these items?

Cap IQ is crap. You need to hand spread it from the filings / compliance certificates. It's mainly the coverage groups responsibility to maintain the financial comp set for their sector.
