72 hours to decide: taking the IB offer or not (RE to IB)

TL;DR: Work in RE (40hrs/week, $70k all-in, good firm, potential fast track to acquisition), Non-target (3.2, math + statistics, no extra-curriculum), Offered low tier BB regional office (standard IB comp, no clue about bonus), Like value investing and dream to work at a value HF (2-3 good theses on VIC and ZeroSum so far)

I have just been offered an IB analyst position at a low tier BB in a regional office (my current city) and I really need your help to decide whether I should accept it. A little bit about me:

Graduated 2 year ago from a non-target school (not even ranked by US news or QS World ranking) with a mediocre GPA (3.2). I did take tough majors (math and statistics), however, my grades were totally due to my lack of studying. Other than working 30-40 hours a week in college, nothing else really stands out.

I was able to find a real estate gig in my junior year and I have been working at the same firm in the last 3 years. The firm is highly respected and has $20B AUM, which puts it in top 30 in the country. The acquisition team is very lean (7 people) while the research team (analysts/senior analysts) is a little bit crowded (20 people). End game here would be making it to the acquisition team but it is tough given that new money has not grown much in the last 5 years (avg $2-300M a year, despite of first/second quartile performance).

When I was in my senior year, I applied for IB because of prestige. Yes I am serious. Due to my grade, I did not make it far. But I was able to keep in touch with several people. I started applying for IB again late last year because I thought making it to the acquisition team here is almost impossible given the current team size and new money. I have applied for 30+ positions, however, I did not have any interview until the aforementioned position posted. I applied, interviewed and got it within 2 weeks.

Why do I hesitate? My boss just told me that he will do his best to get me on the fast track to acquisition team (still takes 6-7 years though). I am given many responsibilities rather than just making nice pitchbooks. My current comp is decent, 70k all-in with 40 hr/week and in very low cost city as well. If I make it to the acquisition team, I know that I will be making 200k minimum for 40 hr/week. I am also taking a distance degree from a good school to somewhat compensate my first degree GPA, which requires 15-20 hours a week to study. I am doing this because I don't want to kill my dream of going to a top B-school (just took GMAT, 770) and getting a job at a value HF. I have been researching stocks for 5-6 years and I would say I have a good general understanding of most sectors and industries. No stellar performance and I am still working on that (I averaged 15% in the last 4 years with no leverage).

Sorry for the lengthy post. I really need your recommendation so please help me out.
