Apartment buildings in Dallas?

Moving to Dallas from the west coast and not sure if I will have time before I have to move to visit and check out apartments. Anyone have recommendations for apartment buildings? Figure ~5.5k monthly income after maxing retirements for my first job out of college.

I am currently watching rents for buildings such as Gables Republic Tower (& Park 17, Aster), Glasshouse by Windsor, The 23, LTV Tower Apartments, SkyHouse Dallas, and One Dallas Center, among others. My budget is 2k for all housing expenses (rent + parking + utilities + internet), so my max base rent is 1800, but I am willing to stretch that a bit for the right building. Leaning mostly towards high rises but open to anything.

Any insight or recommendations would be greatly appreciated. Thanks!

Based on the most helpful WSO content, while there isn't specific information on Dallas apartment buildings in the dataset, here are some general tips and strategies you can apply to your search:

  1. Budgeting for Rent: With a $2,000 budget for all housing expenses, aim for a base rent of $1,800 or less. This aligns with advice for other cities where stretching slightly for the right building is acceptable, but staying within a reasonable range ensures financial stability.

  2. High-Rise Living: High-rise apartments often come with amenities like gyms, doormen, and modern finishes. If you're leaning towards high-rises, prioritize buildings with a good balance of amenities and affordability. For example, in other cities, buildings like River North Park in Chicago offer a middle ground between luxury and cost.

  3. Roommates: If you're open to sharing, consider splitting a larger unit with a roommate. This can allow you to live in a nicer building while staying within budget. For instance, in NYC, sharing a 2-bedroom in a luxury building can significantly reduce individual costs.

  4. Neighborhoods: Research neighborhoods that fit your lifestyle. Proximity to work, nightlife, and amenities like grocery stores or gyms can make a big difference. In other cities, areas like Back Bay in Boston or Greenwich Village in NYC are popular for young professionals.

  5. Quick Decision-Making: In competitive markets, apartments can go quickly. Be prepared to act fast by having your documents ready (proof of income, credit score, etc.) and understanding the upfront costs (security deposit, first/last month's rent, etc.).

  6. Virtual Tours: Since you may not have time to visit in person, take advantage of virtual tours and online reviews. Many buildings now offer detailed virtual walkthroughs, which can help you get a feel for the space and amenities.

If you’re considering specific buildings like Gables Republic Tower, Park 17, or SkyHouse Dallas, check their reviews online and compare amenities, commute times, and overall value. While the dataset doesn’t provide direct insights into Dallas, these general strategies should help you make an informed decision.

Gables Republic Tower - Ghetto, avoid downtown

Park 17 - Not bad, BOA new tower is under construction a block away so noise could be an issue. Most likely out of your budget

Aster - Don't see this fitting your budget

Glasshouse by Windsor - everyone I know who lived here liked it, but don't see this fitting your budget

The 23 - Ghetto

LTV Tower Apartments - Ghetto, avoid downtown

SkyHouse - would fit your budget, I'd consider Victory Place as well, but that spot has arena traffic to consider

One Dallas Center - This is the best located out of the downtown ones you've listed. It is kinda in a deadzone that is not quiet the arts district.

Given your budget and being post college, I would consider Remi Apartments that's on Katy Trail or something like Windsor Fitzhugh that gets your closer to Henderson Ave which is going to have the post college bars.

Happy to provide feedback on any others you are looking at.

Extremely helpful thank you. PMed also

Lived in Glasshouse, it's above your price range. Toured SkyHouse and Victory Tower; both are all run down buildings. Don't waste time/money. OneDallas is a hybrid building with commercial office on the lower half and residential apartment the other half. Parking is also technically off-site, you'll have to walk across a skybridge. I recall the route to get in and out of OneDallas is bit of a pain too.

Target Uptown / Knox Henderson area. Dallas downtown is real ghetto now. Place is basically quiet after 5pm friday. There aren't any not worthy bars/eatery/entertainment area. Focus on midrises as Dallas isn't know for it's high rise living.

Thank you this is very greatly appreciated. I've seen some units in Glasshouse go as low as $1814 over the last couple months; if I could grab one would you recommend it? Also, any building recs?

I would avoid living in Downtown and Deep Ellum. Victory Park may be hard due to price (I would avoid Skyhouse, parking there sucks, and the building has gone downhill, IMO), but MODA should be in your budget and is a good spot. MAA has some solid places that will fit your budget - MAA Heights comes to mind.  Henderson is probably your best bet and is a super fun place, also within walking distance of the bars.  Maybe check out Larq Henderson and Windsor Fitzhugh.
