Best building in Austin?

A few of my friends are moving to austin and i'm gonna test it out. Whats the best building to ball out on 1br bachelor pad no budget limit - also do people live downtown? friend claimed you shouldnt

Downtown IMO is the best part of Austin to live in so not sure what your friends are talking about. Austin has one of the only nice, vibrant walkable downtowns in the entire country and the lake / walking trail are undergoing really nice improvements and make it feel much less like you're in the middle of Texas. There are a couple new high rises on Rainey that are insanely nice.  They're called Paseo and 700 River. 700 River has on-site chefs that you can order food from like room service in a hotel, Mercedes that you can rent for a few hours when you need them, and some other nice amenities. Next I'd say 6th and Guad which is the new high-rise that's half office (that Meta leased out but isn't using) and the other half is luxury apartments. I prefer the ones on Rainey, and Rainey is quickly changing from a party street into the luxury part of downtown. it's right on the lake and walking trail which I think are the best parts of living downtown. 

 

700 River looks so nice! Do you know if they're only for rent or are there penthouses for sale?

If you're looking to live downtown, would recommend the Seaholm area. It's probably the most "livable" area of downtown with grocery stores in walking distance (Whole Foods, Trader Joe's), Life Time nearby, access to the trail, and good restaurants + close to Old West Austin. Rainey feels a little more isolated whereas Seaholm feels a bit more integrated with the rest of the city imo. If you're just looking to ball out with a sweet place and don't care as much for amenities, would go east or south Austin. You can get much more for your money and all of the best food is on the outskirts of downtown. 

 

The problem with Seaholm is all of the apartments are pretty dated by now and the amenities don't compare to the brand new towers going up in the middle part of downtown or on Rainey. Definitely nice to be near Whole Foods and Trader Joes, but we're talking a 5 minute drive to get to those places from Rainey (actually, most people don't realize but the east side Target and Whole Foods are walkable if you are OK cross the bridge, and the new trail that's almost done takes you up to 6th street without having to take the side streets) or an Instacart delivery or can jump on a Bird scooter. In terms of LifeTime fitness, you wouldn't even need a gym membership if you live at one of those buildings (they even have cold plunges and saunas, yoga classes and other stuff in addition to the nice gyms). I actually think Seaholm can feel a little isolating in it's own way but see what you mean about Rainey. I actually like the new Rainey. Couldn't stand being over there a couple years ago but now it's becoming more vibrant with these new apartments opening and the trail project. Actually, most of those condos / apartments are just opening now so aren't even filled up yet, and the Waterline tower is supposed to be getting a handful of new restaurants and retail tenants in the coming years. The trail is incredibly vibrant all day but especially in the afternoons, and you can walk on it into East Austin or all the way to Seaholm. There are also some new towers in the "middle" part of downtown which is a pretty convenient spot (though I prefer the micro locations of Seaholm or Rainey better), but I've toured them and they are a half step down from the Rainey projects. Some other nice buildings are Sienna (part of the new Thompson hotel, great amenities and really nice but you're right on 6th street with all the riff raff that comes with that in the evenings), 415 Colorado, ATX Tower, and either of the new Hanover projects. I've toured just about every high rise downtown and think the nicest and sickest ones are the two on Rainey. 6th and Guad is definitely really nice, but felt so sterile to me. 

I personally would not reccomend living east or south if you feel your vibe matched with being downtown. True that there are great restaurants in each, but downtown also has a bunch of good spots as well. The problem with east and south is it's all lower tier apartment builds with lesser amenities and paper thin walls compared to concrete high rise construction downtown. East Austin still also has more of the hipster vibe, and south side is sort of a mix of a little hipster vibe from the east side and some of the bigger city vibe from downtown. I wouldn't choose those locations over downtown unless you're budget conscious, and the OP said they are not.
