Condo Buildings in FiDi

I am looking for commentary/reviews from people that have lived in some of the condo buildings in FiDi and how it worked out for them. I am referring to buildings like The Greenwich Club and Downtown Athletic, etc. Please name the building and your thoughts on it.

Lived in a similar building downtown as a first year analyst. I would strong recommend against any huge (~300-400+ unit) buildings, especially ones that are studio/1br heavy and have very cheap rentals. It ends up being a glorified college dorm and there are frequently issues with packages getting lost, lots of noise, rooftop being a total scene... there is a reason both of those buildings always have a TON of units for sale and most rentals turnover after 1 year. Just not where you want to live past age 23.

also FWIW Greenwich Club is in a flood zone, and was severely flooded and closed for months in the last big storm (there were lawsuits, google it). If you're looking to buy this is a potential resale issue down the road as sea levels in the area are only increasing

Hey, thanks a lot for the reply; this is exactly the type of feedback I'm looking for. 

To your point, I have heard about these "inundation zones" (or at least I think that's what they're called). But I thought that it applied more to Downtown Athletic - I thought Greenwich Club was far enough north to avoid all that, no?

 

Nah that entire area is quite low-lying, it was one of the more damaged buildings back in 2012 if I remember correctly. While that was definitely a big storm, these areas are flooding more and more... there was another major flood event just last fall

Wouldn't hesitate to rent in the area (putting aside other issues mentioned above) but would think twice about buying. There's a reason (actually several reasons, this is just one) unit prices in these buildings have barely gone up in the last 15 years while the rest of Manhattan market has gone crazy.

That looks like a decent building. Although I'm a little surprised it's all rentals and not owners in there.
