Moving to NY amid COVID? Lower rent?

For anyone who’s moving to NYC for FT, when are you planning on moving in? Just worried that if I move in August that I might still be WFH for several months after, in which case I’ll have wasted several months rent

also anyone have know if rent should be cheaper now? we should have more negotiating power given the pandemic no?

From what I've seen, rent prices have barely moved (maybe slightly down). Nowhere near the price drop I was expecting. It seems as if these landlords and real estate companies are banking on a V-shaped recovery which just isn't going to happen unless a vaccine is mass-produced by the Fall. Will they be smart and slash prices to better protect themselves against tenants who may default? Probably not. I would hold out on finalizing any housing plans until your bank specifically tells you to. We might WFH through the winter if we see a 2nd wave. If not, you'll at least save a few thousand dollars on rent.

 

Even in normal times, a lot of the availability comes on late, ie you often have people wanting to find a place 2 months in advance but unable to get good selection until a month before move in. So there’s not a lot of risk to waiting and seeing what plays out re WFH

 

At the minimum you should be able to get a concession of 1 month free on a 12 or 13 month least. We were able to get 1.5 on a 13 month renewal. Looks like we might just not renew though.
