NYC housing lottery question

So pretty straightforward, incoming AN1, starting October. I had signed up for a couple of the housing lotteries last summer when I was in the city for the summer internship, because I heard about it and figured why not. Now I just got a notification that one of them was accepted, and I got the lottery. I have terrible luck, so nothing short of a miracle, and wasn't expecting it, but here is the question. I technically meet the income requirement. The top bar is 140k for a 1 bedroom, it's a luxury high rise in the upper East Side, pretty sweet tbh. The retail rent is 4k something, and I get it for 2.3k, but when I account for the bonus, I am assuming I will be above 140k. But also, does it matter because it's discretionary and not fixed, so its not guarantee predicted income, and the offer letter doesn't guarantee a bonus either, just the base, so do I meet the requirement then?

They seem to need 4 recent pay stubs, so not sure what to do about it. Have an agent listed there to reach out, so might, but wanted to get some clarity on the bonus part of it. Might not work out, but figured would see if anyone had any tips and advice. Wouldn't mind if I can stay there for at least the first year.
