-freshly minted MD at an UMM firm. As part of my package I negotiated the ability to work remotely from anywhere in the US.
-37 yo, married, no kids yet, currently in San Diego but looking to move elsewhere. SD is probably the most beautiful place in the U.S. but it is unaffordable.
-im looking to live somewhere: safe, not too many guns/ultra right wing types, affordable housing in good school districts. I don't care about nightlife, just want to be in a nice community with a good sized house that isn't too pricey and not far from a decent sized airport. Ideally house is 4 beds 4 baths for under 1.25mm in a good school district.
Any reccos?

You're a Principal in PE and San Diego is unaffordable? I currently live in Charleston, SC which may be slightly more affordable, but for $1.25M, you might not be in a prime location.

I spent most time of covid in austin and then some in houston. Austin is a great place with rising COL due to many tech veterans moving there. City is very safe but surprisingly boring with limited food choices. I consider myself a practical person but wish it had more to offer. Houston is even cheaper (and more stuff to do) if you are earning finance money, but has more TX natives so depends on if you can fit in.
TX doesn't have income tax which is a huge plus. I wasn't a big fan for its humid and hot weather in the summer but maybe you'll like it since you are in SD now.
Edit:also Arlington,VA if you look to settle down and raise a family. I grew up in Nova, it's beautiful, relatively affordable with amazing public education. $1MM should get you a nice house in the good part or McLean
I used to live in Northern Virginia too. You won't find any houses for $1MM in McLean with 4BD 4BA.
I second this, last 6 years or so NoVa home prices have almost doubled. Look at Reston for example, huge explosion, you'll see SFH's that were 350k in 2014 going for north of 1.4M now. Arlington and Alexandria 1.25M will get a 2000 sq ft ranch that's 1970s dated and on route 7. You'll be competing with a developer as well when trying to purchase. I don't know if I've seen a SFH in McClean for under $1.2M
Agree on Austin being surprisingly boring for extended periods of time. It seems like a really fun place when you visit, but after being there a while you realize that all of the entertainment is limited to a few select neighborhoods (the ones you are probably visiting as a tourist) and that after a short period of time it starts to feel repetitive and like you've seen it all.
Houston is underrated as a place to live. One of the best food scenes in the country and just pick one of the premier neighborhoods to live in. When you live somewhere, you spend most of your time in your direct neighborhood anyways, so just pick one of the higher class / more mixed-use areas and you'll be surrounded by more like-minded people and have access to great restaurants, a big airport, low cost of living and no state income taxes.
Dude please don't make this mistake. You're a new MD in UMM PE, San Diego should NOT be unaffordable. You are in literally the most beautiful place in the country with a fantastic environment for raising kids. I have buddies out there who were raised in $2ml houses (at least that was the price pre covid). Even if it's $2.5ml for a nice house in Rancho Santa Fe that's EASILY worth it for the sheer value. Incredible weather, amazing beaches, hiking, arguably #1 Mexican food in the country, can do water & desert sports, very little homelesness problem, good schools, etc -- it is the entire package. Just think a bit more on this

Yeah I know Rancho Santa Fe. I spent a year of HS in Encinitas and attended La Costa Canyon HS, which is a really nice public school. I think he should stay in that area too.
Is there anything you haven’t done or anywhere you haven’t been?
Florida and Texas I think are the obvious suggestions for low COL. Houston would be my reccomendation for someone in your shoes?
SD is a great place - sunny and warm weather, more laid back people, close to the beach, a population with a diverse culture
If that's not for you, move to NYC (non-Manhattan), where you get the opposite
