Tribeca/Battery Park Studio $3.2k lease takeover

Hey everyone, I was unfortunately one of the GS employees affected by the recent cuts and I'm looking to move back home for a few months so need someone to take over my lease. The lease runs until November 31 2023.

I absolutely loved the place. The area is quiet and clean (no rats/no homeless) as well as being steps away from all the trains/path. Building has a doorman, elevator, laundry in building, outdoor pool, in building gym, dishwasher, huge walk-in closet and more. More than happy to sell my furniture as well (very minimal since I just had signed this lease) but I have a king tempurpedic bed, wardrobe, kitchen and bathroom essentials, and a standing desk.

Would appreciate if anyone could dm if interested or know anyone that might be, this situation is already extremely stressful so looking just to do the responsible thing and save money for a few months at home while I plan my next steps.

In NY, your landlord has a duty to mitigate damages, and do best efforts to re-sent it at the lowest of the market rent and your current rent. In practice, I've told my landlords this in the past, given one month notice and moved out early.

This is correct. Post-2019, it's particularly difficult to go after people who cut their lease early, although most landlords chose not to even before the law change.
The landlord has every right to recover against you for a few months back rent and the cost of installing a new tenant, but it will be more expensive to bring the suit than the recovery, so people aren't going to bring it.

Wouldn't they keep my deposit? Management told me they would charge me 3 months rent or i could surrender the apartment and pay rent until someone takes the apartment (management would work on leasing it out again)

Yeah, they can and will. But if you can offer them a sublessor that pays the current market rates for the rest of the lease, they cannot unreasonably refuse it (if you have been a good tenant), which is why landlords oftentimes just prefer to have you leave with a one month notice and they re-rent it, given how renter-favorable laws in NYS and NYC have become. This happened to me, and I was able to move out early from my apartment, as long as I cooperated with the landlord's broker with showings. Your rent seems pretty reasonable (assuming it's not a closet) so should be easy to sublet it anyway.

Damn is 3200 for a studio really reasonable these days…

Depends on the area and type of studio but 3.2k is cheap for this one. Current market rate in same building is 3.5k for smaller units

Very cheap for the area. You can barely stay under $3k and find something livable, let alone with doorman, elevator, laundry etc

That's fair. If you post it on subletting websites I'm pretty sure you'll get many inbounds, which you can use to submit it as sublessor.

Give one months notice and use your security deposit as that rent. Hopefully your keep the apartment in good shape so you won't be screwing the landlord.

I have a had a couple people do this to me over the last two years and it's not worth the hassle or my time to go after them.

And very few people want to kick you when you're down. Maybe it shows up on a background check when you try to lease again, maybe not.

Bro these landlords are not the IRS. Just move out and perhaps pay next months rent and call it done. The VPs and above are going to sling MS at me because they own rental properties and wouldn't like this happening to them with a tenant.

Just leave and don't think twice no one's going to chase after you for a damn Manhattan lease when they can fill it the next week. Also, it's not like you're doing this out of laziness or something...you had a major life event here and are doing the rationale thing. Best of luck - keep your head up and don't be afraid good things will come your way.
