Why are there no major firms in the Empire State Building?
Why aren't any leading firms headquartered there? It seems the existing tenants lease it for satellite or back offices. I would think some elite boutiques or similar firms in other industries would want an office here - what could be more iconic? Don't tell me the Empire State Building is considered unfashionable now...

the only financial firms with offices in the ESB are boiler rooms that use the "Our company is headquartered in the Empire State Building, we must be legit!" pitch to gullible mid-westerner pensioners buying crappy penny stocks.

Need buildings with good lighting (large windows) and modern facilities + ability to wire it up. Empire State too old for it.
Also don’t want some client to show up to a management presentation to sell their company and run into a friendly neighbor trying to visit the roof.
I used to intern at a boutique firm located there. like others have said before, the building is a little too old and the space isn't really nice. the designs and quality of the floors cannot be compared to the buildings that major firms are located in.
