Public Private Partnership Development Associate Career Path

I am contemplating an offer from a Real Estate Development firm for a Development Associate position. The firm primarily develops public projects with capital contribution from both public and private sources.

I have just finished a year in IB and prior to this was in Asset Management.

I am being asked to take a paycut but with a better work/life balance (IB salaries are hard to beat and plus I'm working 60+ hours on average), and I would get to move back to my hometown.

So the pay-cut is a tough pill to swallow and am trying to decide if I should take this offer. In helping with this decision, I wanted to get an idea from folks in the PPP space what their career progression has looked like. How is the PPP fund space and the exit opps for a public project RE development role? A PE role at a PPP fund would be my target after 2-3 years of experience as a public projects RE development Associate.
