Do you work a million hours? I know of a few appraisers in TX that make bank but work 60+ easily every week.
I went to business school to get out of appraisal after doing it for 8 years. I don’t know if that was the optimal strategy, but we’ll see how the next few months go.
How many YOE? Moving to the Bank side was a huge improvement in my life. Don't get me wrong, still frustrating, but a steady paycheck and actual PTO are significant improvements.
Actual PTO really does start to sound nice after grinding on the production side.

I worked for a national CRE appraiser. I only made minimum wage plus health insurance benefits.
5th year (almost 2 years at current firm). Just got CG certification Q3 2023. I work only on office assets nationally. I'd say 60-70 hours a week. work weekends too. Overall I just find it pretty boring and I'm not much of a report writer.

Our team specifically doesn't really do bank work. More institutional focused appraisal work for portfolio monitoring. It's pretty consistent. I'd say $175k on a slow year and around $225k ceiling
I hear many appraisers are super busy since they typically only charge $5-$10k per appraisal and need to generate significant volume. Hear they often piss at their desk to save time - sounds like a brutal lifestyle
