4 Hour Modeling Test
Has anyone done a 4+ hour modeling test? I am interviewing with a RE fund and I'm curious what they could have me doing that would take 4 hours. I've confirmed it's just modeling and no presentation.
The longest test I have had was 2 hours: build out a simple multifamily pro forma, unlevered / levered cash flows and returns, amortization table, multiple debt pieces, JV waterfall, etc. for a 2 hour test.
I guess I'm confused what about what they could add to make it 2x as long as this 2 hour test. Are they just being generous with time? Likely to be monthly cash flows instead of annual? Where could they trip me up?
Knew someone who had a 4 hour modeling test for development. It was very complex 5-6 tabs with a lot of moving parts they provided some assumptions but it was a ton of modeling to get done in that time. Any more background on the position/group and experience level?
Nah it’s not a developer. I know development can get pretty complex but feel that acquisition models are more straightforward.
