Acqusitions vs Asset Management Roles
Hey guys,
A little confused. For me Acqusitions is before you go into contract and buy a deal, underwriting looking at financials etc. Asset management is after that the process of managing the asset.
So why on job postings am I seeing Acqusitions being put into asset management roles as a bullet when if it was an Acqusitions role it should be Acqusitions and Asset Management Analyst/Associate not just Asset Management like I’ve been seeing.
To clarify your description, acquisitions basically includes all of the processes until the property is legal yours. Underwriting, due diligence, PSA negotiation, etc. Asset management is everything thereafter until you close on the eventual disposition. But you’re basically on the money there.
As far as the delineation between the two roles, I’ve seen it both ways meaning split or mixed. Some firms draw a hard line between the two teams, while others have teams that handle both.
It’s definitely not uncommon to see an AM job post include acquisitions responsibilities. It’s really all firm dependent but definitely not something unusual to see.

AM will have ACQ responsibilities because during the acquisitionprocess you will go to AM to help underwrite expenses going on a going forward basis. You don't trust the brokers OPEX, so you consult with AM who have a better handle on how a building will be run, and formulate a business plan. With their help you want to under promise and over deliver, which make the acquisition successful. Which helps if you are in ACQ.

Not sure what you are saying. BUT, both ACQ and AM are SUPER important in the CRE world. For some reason at the junior level AM doesn't usually pay as much, but by 20-30%. You can have a great career in AM with great pay and job satisfation as well.
