Affordable Housing Key Players - LP side

1st year analyst in industrial asset management at a large life co looking to get into affordable housing/impact investing preferably on the LP side. I prefer the lp side more than a developer. As I don't see the thrill of getting land entitled etc. Unless I'm missing something…

would it be hard to transition from doing industrial equity asset management to affordable housing? Who are they key players?
