How do you track your assets performance relative to UW in your models? Do you simply have a variance sheet dedicated to changes in Proforma/Returns actuals vs UW?

I am not AM personally, but seems to like this...
If property is outperforming the acquisition proforma. AM has all sorts of metrics about how awesome they are
If property is under-performing the acquisition proforma. AM can't find the initial projections and/or has great excuses about the market and/or issues with the acq team
J/K... but there is more truth in the above than you realize. The real question is how often are projections updated? Most places it's year by year, but PM may want to review from acquisition to date for performance calc reasons, and that may be an "on demand" calculation/analysis.
