Analysing Debt deal

Hi all,

In RE PE now and historically done equity deals only. Having to look at a credit deal shortly which I've no expertise it. How should I be approaching it / what should I be looking out for / what kind of questions should I be asking?

Are you acting as the lender? What are you trying to figure out?

If you are looking to figure out how to calculate max proceeds on a loan, that's and easy question to answer.

Sorry, wasn't clear. But yes, acting as lender so essentially trying to understand if this deal makes sense and ultimately how should I approach / analyze it from a credit POV. 

 

Take the Sponsors UW and haircut it 20%. If the deal still pencils then good to go.

Just kidding (semi), but I work on both Debt and Equity and debt UW is pretty straightforward from straight operating performance and you can make many deals work with adjusting pricing and structure away from the operating performance. Can get very complexed depending on deal.
