ARGUS Developer module

Has anyone worked with ARGUS for a development model using their Development Module? Pros / Cons to the product? Does it work across all asset classes (incl hotels, mixed use) and how flexible is it in driving assumptions (different % debt/equity draws, timing of cash flows, sensitizing terms of debt financing and equity waterfalls, etc)? The fund I'm at is contemplating using ARGUS Development for our deals going forward, outside of traditional excel models.

i don't know a single developer that uses this product, and there is probably a reason for it. we demo'd the software and it is pretty decent for tracking costs/schedule/spending cost curves for construction but financing has always been a problem in argus. if that is where you need the most help, might advise against it. they will give you a free demo for 30 days though if you get in touch with a sales rep--why don't you check it out and see what you think personally?

also i think general conventions have something to do with it. most investors are used to seeing an argus for the rent cash flows and recoveries, excel for everything else. it just isn't familiar enough yet for a lot of people to use it.

 

I know firms that swear by Argus and firms that don't bother with it. Still, in my completely unscientific statistically opinion, Excel has 99.9% of the functionality of Argus and is 99.9% more intuitive.
