Argus - Development/Acquisitions....
Was laid off and have a few years of experience but never have used Argus...ever...how much of an obstacle will that be when looking for roles? How many of you actually use it consistently? I've focused in multifamily

Argus is simple and was invented because real estate bros cant wrap their heads around renewal probabilities / recoveries in Excel as this exceeds our natural math limit of Rent / SF * SF * 12 = Revenue
If you plan to stay in multifamily I don’t think you’d need it or be expected to know it. I suppose technically you could use Argus to model multifamily but it’d take longer than in Excel. The main benefit of using it for commercial properties is that it’s easier to create different recovery structures and op cost pools. I’d say it would be a nice-to-have for mixed-use projects and redevelopment sites that are currently commercial, but not a requirement.
I work in mixed-use development, only use it to when dealing with portfolio or large property refi scenarios.
Work solely on office, and I use it pretty much every day. I may not be editing an Argus every day, but I will at least open one and refer to it.
We bought it for a year as we thought excel was taking too long to model complicated mixed use deals but have found Argus pretty useless as everything has to fit in a predefined box.
For Multifamily ARGUS is seldomly used, so if you plan to stay in multi then not a big deal. But my recommendation is don’t get pigeoned hole in just doing multifamily early in your career. It makes it harder to look for another jobs when you want to move. More opportunities in general commercial real estate than just multifamily. Plus most shops that do office, hotel industrial, etc will do multifamily. So you will and can leverage your multi experience while building your skills in other types. Later if you want to specialize in just multifamily then you can, but having experience across all product types helps.
