Argus is used to model the property/portfolio level cash flows for industrial/office/retail properties. It would be practically impossible to model the cash flows in excel for more than 2-3 tenants. Different lease structures, market leasing assumptions, recoveries, etc would make this very difficult.

Once the property level cash flows are modeled in Argus, they are exported to excel where the capital structure is then modeled.

I didn’t think it was difficult to learn, but I had an in person training course with an Altus Consultant, so YMMV. The software is not very intuitive.
