ARGUS Gross Ups
I am having issues with the gross ups of my recovery structures. Each expense recovery structure is made up of an expense group. The expense group consists of a controllable expense (% of other with R&M, cleaning, etc) and a non-controllable expense (% of other with utilities, taxes and insurance). There are certain expenses that have a variable component to them but they are not getting grossed up in the expense recovery calculation. Does anybody know a solution for this problem?
Did you add a gross-up to the tenant(s) recovery structure?
Maybe if you could post a screenshot of the expenses and then the recovery structures, that may be easier for people to assist.
Yes each tenant's allocated recovery structure has a gross up % but still not working.
Here's a pic of the recovery audit showing no gross up of the expenses. The expenses are coming in as fixed even though there is a variable component to a few expenses.
It appears I either have the option to make the expenses 100% variable or 100% fixed -- there's no middle ground. Seems like ARGUS needs to make an update if they don't allow % of other expenses to use the fixed % for each individual expense.
