Best and worst hotel market right now?

Like the post title asks, what is the best hotel market right now and why? Any specific drivers you are looking at more than others these days when doing a hotel development or acquisition deal? Looking for all thoughts.

Worst hotel market would be useful too.

Best is tough as most good markets are starting to feel over saturation at this point in the cycle, but if I had to pick I would say somewhere in the sunbelt.
