Best Apartment Floor Plans

I'm new to our multifamily development team who uses the same unit plans. I think I could offer value bringing in new options that better align to the remote work lifestyle. 

What's everyone's favorite apartment floor plans? Studio, Open 1 Br, 1 Br, and 2x2s?

Let me tell you offices are going hybrid not remote, employers will have the upper hand during the slow down in 2023 and possible recession

But during the beginning, I paid for a studio (700 sq ft) thinking we would be back in the office. I was wrong it was awful. I moved to a 1bd (853 sq ft) and my SO moved in, now it's too small. 

I'd say the days we do WFH, a 1 bd with a den would be nice. Those are popular in this area (DC Metro)

 

I agree these are awesome units but how do people get these units to pencil? If I can get $1900 for a 650sf 1 bedroom and a 2000 for a 850 sf 1 bedroom + Den, why would I not build the 1 bedrooms all day? Are you seeing large premiums for the den? 

 

Studios are +$2000, then 1bds go for $2500-3100, So the 1bd + Den is 3500-4000 depending on view and how close you are to the elevator. It is a luxury building but in a high Median income census tract and therefor gets AMI waivers. But people making $100M+ will want more space, hence the studios being almost 700-800 sq ft. Depends on templates and area as well. 

You can get the units with more room and dens if it's in a area that even paying $5000-5200 for a 2 bd and a den is cheaper than buying people will require that to move in vs the competition.
