I've done some work in movie studio development. It sounds cool, but at the end of the day it's essentially a lot of industrial and industrial/office flex space.
I know a couple developers of really high end resorts too. The same thing applies: they're super luxurious, but at the end of the day, it's hotel and rental homes.
