Best Office Buildings in Lower Manhattan

Hi Real Estate People,


Wondering if anyone in NYC CRE has any opinion on the best office spaces in lower Manhattan?


I've always loved walking down there and seeing buildings like 55 Water Street and 1 NY Plaza with such storied histories ex: Salomon Bros, Bear Stearns, Morgan etc. That area does not get the praise it deserves, obviously it has gone residential post 9/11 and with more out of state commuters (close to Grand Central).


Curious to see what next trend in NYC CRE will be, if anyone has any thoughts they would be appreciated!

 

I'm partial to 195 Broadway. Amazing lobby/retail renovation in a property with a ton of cool history (former AT&T HQ, first trans-Atlantic call ever was made there). Beautiful architecturally and the floorplates (~42k SF) are honestly better than you'd expect for something of this vintage (built in phases between 1912 and 1922).  There's a cool rooftop penthouse loft that the president of AT&T would stay at back in the day.
