All of the above. Obviously the intro message is similar (asking for a little bit of their time at their convenience) but for what differentiate's the overall message. Some never respond, some say 'give me a call on Thursday'.

Based on other's responses it does seem like ULI might be your best place to put in some serious time and energy. Network there, get the connections/business cards, reach out via LinkedIn/email after that as a follow up. Who knows, two years down the road you might be able to connect on a deal - especially if they continue to show up at ULI events and you keeping building rapport.

My first thought is ULI but I’m not sure that smaller developers would be there.

I would argue organizations such as ULI are more important for smaller developers, but there's no telling what they value individually.

As someone that works for a small developer. ULI has a ton of them. I've met ppl there that flip houses all the way up to JBG and Hines. Might just be my market but thats the best IMO. M&M also hosts occasional events, they comp tickets to the smaller guys usually so I always meet a good number there.

This might very a lot by market though. I'm in DC so a 20 unit deal is still over $3M in the crappiest parts of the city.
