The emerging markets are already saturated. For example Memphis the amount of MF bigger units to be constructed is huge. You'll get some equity increase out of the property, but at this point I'd almost wait for bear market and then buy in a area that has jobs and people are being required to return to the office.

can you leave TN alone. We have enough landlords impoverishing the already poor people of TN by renting houses 5x their value for a state with a median income of 28k per year.
