Blue Lake Capital

Curious, anyone hear much about Blue Lake Capital? I see EP’s LinkedIn posts sometimes. There is something vaguely off-putting about the tone of her output sometimes, and it can seem at best bullshitter/at worst scammy. Any idea whether this is another “Tides-ish” situation?

Don't know much about them as they're a relatively newer Sponsor.  But for what it's worth, here are a few tid bits,

  • Ellie is the Principal, but this is a family affair as her husband and father-in-law are somewhat involved behind the scenes.  Her FIL is successful in his own right.
  • I know they pitch that they are very data-driven in their decision making, but not sure how that translates into real life action.
  • They have the same playbook as every other syndicator - buy it, fix it, sell it.  Layer on high leverage and a short hold period to maximize returns.
  • They currently have about six deals totaling 2,300 units.  They had some successful exits of earlier vintage deals.
  • They were aggressive, but not nearly as aggressive as many others, which will likely save them.  They're still going to have equity write downs, but nothing like you'll see from other major syndicators.  Hopefully that's just a "lesson learned" take away and they can move on.

There's really not much else to share.  They are seemingly by the book, just bought properties at peak cycle and will have to work / manage through that to recoup investor equity as best as possible.

 

I was wondering the same recently. They are pitching a new deal in PHX that is pretty big. One of the funds that invests with Blue Lake is run by someone who has same MO of lots of social media hype and IMO high prices paid and pitches to doctors/dentists. Seems like they all crowd together and will all have similar outcomes.

Pitching a deal in Phoenix...like right now...yeah not a good sign
