Bought a house off plan and now it’s been over 2 years NEED ADVICE!!

I signed a contract for a townhouse off plan. Paid the deposit in start of 2021. The developer promised the house will be done of Aug 2021, delayed it to Nov 2021, April 2022, Dec 2022, April 2023 and now it’s being delayed again without a date. I do not have a conveyancer as I had a friend that had knowledge on that field help me out with the contract. Once signed I only got copies of my signed pages but never got the whole contract back. Since then I’ve been contacting them to terminate my contract and asking for my deposit back but they are being very vague. hiring a lawyer is my next step.

Am I being scammed or am I overreacting?

Is the developer a legit developer? Are they a decently sized developer with a track record or some mom & pop shop? Can you check to see if any building permits have been pulled to begin work? Can you google map the address to see if any work has begun? A friend of mine did something similar and bought a home predev. It ended up being delayed over a year, but the developer was legitimate and would send updates/site photos every so often, so my friend wasn't really concerned about a scam. How much was the deposit?

First read the draft of the contract you signed (it's not abnormal to just send in signatures pages but escrows usually involved when this happens). Then figure out if there is language around delays and how termination of the agreement works if such delays occur.If this is not clearly defined then you might need to engage an attorney.I'd do your best to try and work this out directly with them by reading the contract - if they are not responsive to this then you might have to engage an attorney but it will probably be expensive so I'd try to do everything you can yourself to work it out before this.Have you driven by the site to see if something is being built? Have they given you any material updates about why it's been delayed?
