BTR Equity/Debt

Anyone have any groups they can recommend that have dedicated BTR equity or debt arms? Also open to hearing about any capital markets teams that focus in the space.

Was going to go down the PERE list in addition to our current list, but thought I could also get some good swags from here. Thanks in advance.

Based on the most helpful WSO content, here are some groups from the PERE 100 lists that could be worth exploring for Build-to-Rent (BTR) equity or debt opportunities. While the lists don't explicitly mention BTR, many of these firms have diverse real estate strategies, including residential-focused investments:

Equity-Focused Groups:

  1. Blackstone (New York) - Known for its large-scale real estate investments, including residential.
  2. Brookfield Asset Management (Toronto) - A major player in real estate with a broad investment scope.
  3. Starwood Capital Group (Miami Beach) - Active in residential and multifamily sectors.
  4. AEW (Boston) - A strong presence in real estate equity investments.
  5. Rockpoint Group (Boston) - Focuses on value-add and opportunistic real estate investments.

Debt-Focused or Capital Markets Teams:

  1. Lone Star Funds (Dallas) - Known for its expertise in real estate debt.
  2. Cerberus Capital Management (New York) - Active in real estate credit and debt strategies.
  3. Angelo Gordon (New York) - Specializes in real estate debt and equity.
  4. CBRE Global Investors (Los Angeles) - A significant player in capital markets and real estate investments.
  5. Apollo Global Management (New York) - Offers real estate debt and equity solutions.

Additional Suggestions:

  • BentallGreenOak (New York) and Gaw Capital Partners (Hong Kong) are also worth considering for their diverse real estate strategies.
  • Bridge Investment Group (Salt Lake City) and Tishman Speyer (New York) have been active in residential and multifamily spaces, which could align with BTR.

If you're looking for capital markets teams, firms like Morgan Stanley Real Estate Investing and Invesco Real Estate might also be worth exploring.

For a more targeted approach, you could cross-reference these firms with their specific BTR activities or reach out to their teams directly. Good luck!

Thanks! That's what I thought. We've talked to those brokerages, at least the local teams; I'm sure they can connect us with a more specialized team if we need placement. We've heard whispers of some bigger equity groups coming back to the table.
