C-PACE Lending

We received a term sheet from a C-PACE lender, which is not something my firm would normally utilize. However, I am tasked with looking into and seeing if it will work for us.

Has anyone on here used C-PACE lending that could provide a little insight?

For reference. LTC and LTV quotes are low (35 & 30%), though it’s not a senior piece.
We would need senior debt for this around $150M. With C-PACE wanting a senior lien I can’t see how many (if any) lenders would do this.
