Calculating CPI Increases in Argus

Does anyone have experience with using the CPI functionality in Argus to calculate increases in rent? I have a GSA lease that I'm trying to model where a portion of the rent escalates each year based on the increase in CPI. 

The rent structure is similar to a Gross Rent with a Base Year on OPEX/Taxes. However, the increase in OPEX is based on the YoY increase in CPI as opposed to their proportionate share of increases over the base year. Is their a way in Argus to model a CPI increase based on only the increase in the Operating Base? I have little familiarity with the CPI function so I'm a bit lost and the Argus Rep wasn't much help either.
