Are you sure they aren't just using a rule of thumb and ballparking it?
The only way I can think of is if you memorize common loan constants - for example 30-yrs @ 5.5%, 25-yrs @ 6.0% etc.
that's exactly what they do.
I used to work with a consultant who know all the loan constant tables, was a 30-year industry vet.
